It is in a wonderful location in mediaeval Arnay-le-Duc in Burgundy. It has three bedrooms, master bedroom, large second bedroom which sleeps up to 4, and a third single bedroom. Traditional French style with oak and tiled floors. Windows are shuttered, which means that it`s sometimes difficult to get up in the morning as it`s so dark! Our home is over 100 years old. It has been substantially refurbished under our ownership, without losing its character and charm. Very clean and comfortable, and is very much a second home rather than a holiday house. Large comfortable living room with 2 sofas, large TV, DVD and VCR & Hi-fi. French doors in the living area lead onto the patio & BBQ area. Further to the rear is the walled garden, gravelled parking area and garage (space for 3-4 cars). Rear garden is hedged and enclosed. The patio is wonderful for relaxing in the Burgundy sun, and for eating out at any time of day during the Spring and Summer. Newly fitted upstairs bathroom/wc. Kitchen is being completely refitted by June 06. Full central heating, well equipped kitchen with new appliances (FF, oven, gas hob, MW). Utility room with washer and dryer. Second shower room/wc downstairs. 4 adult bicycles which you can use. Everything that you need in town is within walking distance of the house. You could stay here and explore the area on foot/bicycle without using your car. We are 2.5 hrs from Paris and CDGF airport. Town centre + shops at the opposite end of street (2mins walk). Lake with beach and supervised swimming in summer, with tennis courts and sports centre 500m. Fishing in River Arroux 200m. Well stocked supermarket opposite. Neighbours to the front + rear are two excellent hotel-restaurants offering traditional Burgundy fare at reasonable prices. The finest restaurant that we have ever visited anywhere is Chez Camille! (5 mins walk). Menu of the day 20 Euros.
